I don’t know about everybody else but I feel our market went from buyers to a seller’s market in a snap of the finger.  My buyers are getting out bid with offers over asking price. Inventory is low and now that media outlets like The Wall Street Journal Front Page is reporting about our excellent market and how we are now the best market with increasing prices. How did we go from the worse to the best?  My client always looked at me a little off when I told them its best to be in a down market than a hot one because you have choices.  Now that we are in a hot market my client have no choices, well they do have choices but if they want the home or condo your choice is to offer close to asking or over asking, forget about contingencies, and be ready and able to move forward now.  The other thing I used to tell my clients is the media and news is about 3 – 6 months behind and once you hear from them (positive or negative) it’s already been accruing.  Oh well its real estate and the fun about real estate is the chase for the home of your dreams, the home to raise a family, its home base and will always be the adventure you tell everyone about.

Since Tempe is my specialty and home base below is the average and median sold prices in Tempe Zip Codes 85281, 85282, 85283, and 85284. A few zip codes saw an increase with a few others a slight decrease.
